Final walkthrough, signing, funding, recording — then the keys. And I'm still your agent long after.

How much do I need for a down payment?
It depends on the loan. VA and USDA rural loans can allow zero down for qualified buyers; FHA is commonly around 3.5%; conventional loans often start near 3–5%. California and local down-payment assistance programs may also apply. We'll look at which ones you actually qualify for.
Do I need to be pre-approved before looking at homes?
Practically, yes. Pre-approval tells you your real budget and makes your offer credible to sellers. I can refer you to local lenders and review the numbers with you before we tour anything.
Can you help me in Spanish?
Sí, con mucho gusto. I guide buyers step by step in English or Spanish — including the contracts and disclosures, not just the conversation — so the whole family can decide with confidence.
What's different about buying land or acreage?
Land involves wells, septic, zoning, easements, soil and access — plus different financing. Raw land often needs a land loan rather than a standard mortgage. Due diligence matters far more than with a typical house.
How long does buying take?
Once your offer is accepted, a typical financed purchase closes in about 30–45 days. Cash can be faster; land and rural transactions sometimes take longer because of inspections and financing. Finding the right home is usually the longer part.
