Butte County
Gridley Real Estate
Gridley is the county-line town. It sits on Highway 99 north of Live Oak, which means Butte County paperwork and Butte County prices, with a working life that often still points south to Yuba City. That combination is the whole reason to look here, and it is also the thing that catches people out. Here is what I check, and where you can check it yourself.

The market
Small enough that timing decides it.
Gridley is not a market you browse for a year. The dated count below is read from the same MLS the portals use, and it is usually a fraction of what Yuba City carries. Fewer listings means fewer people looking with you, which is good, and it also means the right house may not have a replacement next month, which is the part to plan for. Be financed and be decided before you start looking, not after you find one.

Before you write an offer
Five Gridley specifics I always check.
These come up constantly in Gridley, and they are the things an agent from outside the area tends to miss.

The one people forgetYour tax bill is Butte County’s, even if your life is Yuba City’s
Plenty of people who buy in Gridley work, shop and see a doctor in Yuba City. None of that changes who assesses the property. Butte County sets the value, and it is a different office, a different website and a different phone number from the one you were dealing with if you have been looking further south. Look the parcel up before you make an offer, not after.
Inside or outside the lineCity services, or your own well and septic
Gridley is an incorporated city, so a house inside the limit generally comes with city utilities. Cross that boundary into unincorporated Butte County and the same-looking house can be on its own well and its own septic system. That changes the inspection, the financing and what the place costs to run. Ask which side of the line the parcel is on before anything else about it.
Different answer from OrovilleCheck the fire zone anyway
Butte County covers both valley floor and foothills, and the fire hazard designation is not the same across it. Do not assume Gridley carries what Oroville carries, and do not assume it carries nothing either. Look the specific address up on Cal Fire’s map and get a real insurance quote for it. That number is part of your monthly payment whether or not anyone brought it up.
Farm countryWhat is next door, and what it does in season
This is working agricultural land, not a picture of it. A house on the edge of an orchard or a field gets spraying, dust, machinery noise and seasonal traffic, on the grower’s schedule rather than yours. That is not a reason to avoid it, and plenty of people prefer it. It is a reason to visit at more than one time of year and to read what the disclosures say about the neighboring use.
Do this before you decideDrive the 99 at the hour you would really drive it
The distance to Yuba City is the easy part. The commute you have only ever done on a Sunday afternoon is not the commute you would be signing up for, and it is the single thing most likely to change how you feel about the house in six months. Drive it on a weekday morning first.
A small market, handled properly
Be ready before it moves.
- Talk to a lender first. In a market this size the difference between a strong offer and a hopeful one is whether you already know your number. Antonio is an agent, not a lender, so this is the step he cannot do for you. See what you may qualify for →
- Work out the real monthly figure. Base tax, insurance, any special assessment, and well or septic upkeep if it applies. That total decides whether the move works.
- Decide what the land is for. A town lot and two acres outside the limit are different purchases with different rules.
- Look at Biggs on the same trip. Four miles north, same county, even fewer listings. Worth seeing both before you commit to either.
Questions about this town
What people ask about Gridley.
Is Gridley a reasonable commute to Yuba City?
For a lot of people who live here, yes, and it is one of the main reasons they chose it. But drive it yourself on a weekday morning before you decide. A mileage figure and a Sunday drive both flatter it.
Why does the county matter if I work in Yuba City?
Because the county assesses the property and handles the recording, whatever your day looks like. Butte County sets the tax bill on a Gridley house. If you have been shopping in Sutter or Yuba counties, that is a different office from the one you have been using.
Is there much for sale in Gridley?
Less than you are used to if you have been looking at Yuba City. The dated count on this page is straight from the MLS. Treat it as a market where you get ready first and move when the right one appears, rather than one you browse.
Should I be worried about fire insurance here?
You should check it, which is not the same as worrying. Butte County spans valley floor and foothills and the designation is not uniform. Look the address up on the Cal Fire map and get a quote for that parcel rather than assuming it matches Oroville or matches nothing.
Can you help in Spanish?
Yes. Antonio and his daughter Ana both work in English and Spanish, and the contracts and disclosures get walked through in whichever language you actually want to make the decision in.

How property tax works here
Antonio does not quote a tax rate from memory, and neither should anyone else. Get the real figure for the exact parcel before you write an offer: Butte County Assessor publishes it by parcel number. If you want, he will pull it with you.
