Plumas Lake is the newest part of Yuba County by a wide margin. Where Marysville and Linda are decades old, much of Plumas Lake was planned and built in the 2000s and after — wide streets, sidewalks, uniform subdivisions and modern floor plans.
It is also the southernmost Yuba County community, which makes it the shortest drive to Sacramento in the region. That single fact drives a lot of the demand here: it draws buyers who work south but want a newer house at a Yuba County number rather than a Sacramento one.
But newer construction in California comes with structures older neighbourhoods do not have. In Plumas Lake, the two that matter most are HOA dues and Mello-Roos special assessments — and they belong in your budget conversation from day one, not at the closing table.

It is the closest Yuba County community to Sacramento, which is a big part of why people buy here. It is still a commute — drive it at your real departure time before you decide.
Are the homes newer than the rest of Yuba County?
Yes, substantially. Much of Plumas Lake was built from the 2000s onward, so you get modern floor plans and newer systems compared with Marysville, Linda or Olivehurst.
Does everything have an HOA?
