Butte County

Biggs Real Estate

Biggs is the smallest market on this site. A handful of homes are for sale at any given moment, sometimes fewer, and that single fact should change how you go about buying here more than anything else on the page. This is how to buy in a market that thin, and what to check when one does come up.

See homes in BiggsEvery home for sale there, always up to date.

The market

Look at the number before you make a plan.

These are counts from the same MLS the portals use, read by hand and dated beside them. Put Biggs next to its neighbors and the situation explains itself: what is for sale in Biggs on any given week would be a rounding error in Yuba City. That is not a warning. Small markets are where patient, prepared buyers do well, because almost nobody else is prepared. It just means the approach that works in a big market — browse for months, decide later — is the approach that fails here.

The part that actually matters here

How to buy in a market this thin.

  1. Be financed before you look, not after. When two or three homes come up in a season, the buyer who already has their number wins and the one still working it out watches. Antonio is an agent, not a lender, so this is the step he cannot do for you — and here it is the one that decides the outcome. See what you may qualify for →
  2. Write down what you will not compromise on. Two or three, no more. In a market this size you will not get everything, and knowing in advance which things you will bend on is what lets you move in a day instead of a fortnight.
  3. Ask to hear about it before it is listed. In a town this small a lot gets known before it hits the portals. That is worth more here than any search alert, and it is a large part of what a local agent is actually for.
  4. Search Biggs and Gridley together. Four miles apart, same county, same rules, and Gridley usually carries several times the inventory. Ruling it out on the map costs you most of your options. The Gridley guide →
  5. Be ready to wait, and to move fast. Those are not opposites. The waiting is what makes the moving possible.

When one does come up

Four things to check on the day.

These come up constantly in Biggs, and they are the things an agent from outside the area tends to miss.

Ask this first

Inside the city limit, or outside it

Biggs is an incorporated city. A house inside the limit generally has city utilities; a similar-looking house just outside is in unincorporated Butte County and can be on its own well and its own septic system. That changes the inspection, the financing and the running cost. In a market where you may need to decide quickly, this is the question to ask before you drive out.

Butte County, not Sutter or Yuba

Who sets the tax bill

Same as Gridley and Oroville: Butte County assesses it, whatever county you work in. If you have been shopping further south, that is a different office from the one you have been using. Look the parcel up rather than assuming the listing figure is what you will pay.

Butte County Assessor →

Check it, do not assume

Fire zone and the insurance quote

Butte County spans valley floor and foothills and the hazard designation is not uniform across it. Look the specific address up on Cal Fire’s map and get a real quote for that parcel. On a purchase you may have to decide quickly, knowing the insurance number in advance is what keeps quick from becoming reckless.

Working ground

What the land around it is used for

This is farm country, and the fields around a small town are somebody’s business rather than scenery. Equipment, dust and seasonal work run on the grower’s calendar. Plenty of people prefer living in it. Read the disclosures on the parcel and, if you can, see the place at more than one time of year.

Questions about this town

What people ask about Biggs.

There is almost nothing for sale. Is it worth looking here?

Yes, if you treat it as a waiting game rather than a shopping trip. Get financed, decide your non-negotiables, and ask to hear about places before they are listed. Buyers who do that get the few homes that come up. Buyers who browse do not.

Should I look at Gridley too?

Almost certainly. It is four miles south, the same county and the same rules, and it usually carries several times the inventory. Searching them together is one decision that roughly multiplies your options.

Is the tax and insurance situation the same as Gridley?

Same county assessor, yes. Insurance still has to be quoted on the specific address, because the fire hazard designation is not uniform across Butte County and no two parcels are guaranteed to price alike.

Does Antonio work a town this small?

He does, and the Biggs count on this page, dated beside it, comes from his own MLS search. In a market this size the useful thing an agent does is hear about a house early. If a question about a specific street is outside what he knows, he will tell you that rather than guess.

Can you help in Spanish?

Yes. Antonio and his daughter Ana both work in English and Spanish, and the contracts and disclosures get walked through in whichever language you actually want to make the decision in.

Property tax

What you will actually pay in property tax

The part of the monthly number people guess at.

How property tax works here
The 1% baseProposition 13 caps the general property tax at 1% of assessed value. That part is the same in Biggs as everywhere else in California.
Assessed value is not market valueIt is set by what you paid, then rises by no more than 2% a year, regardless of what the house is worth later. A neighbor who bought in 1998 pays on a 1998 number.
What sits on top of the 1%Voter-approved bonds and direct assessments, schools, fire, lighting, landscaping. This is why two houses on the same street can carry different bills, and why a single figure for Biggs would mislead you.
The bill nobody budgets forBuying triggers a reassessment to market value, and a separate supplemental tax bill arrives for the difference, prorated. It comes after closing, it is not in your escrow figures, and it surprises almost every first-time buyer.

Antonio does not quote a tax rate from memory, and neither should anyone else. Get the real figure for the exact parcel before you write an offer: Butte County Assessor publishes it by parcel number. If you want, he will pull it with you.
