Who sets your tax bill
The assessor is county-level, so the office that decides your assessed value changes when you cross the line. Sutter County and Yuba County each publish their own. Look the parcel up before you write an offer, not after.

Home · North from Sacramento
The Highway 99 corridor
Most people who find me from Sacramento are not looking for a different city. They are looking for the same house with a yard, and they have worked out that it is north of them. This page is what that drive actually buys you, county by county, and what changes once you cross each line.

Start with the size of it
Choice is the first thing that changes. Tap a town to see every home for sale there right now, live from the MLS, on this site.
Houses and condos for sale on the MLS · counted
Read those two ends against each other rather than as a ranking. Sacramento has the volume, so it has the choice, and it also has everybody else looking at the same houses. Up here a whole town can be a couple of dozen listings, which means less to look at and far fewer people looking at it with you. Neither is better. They are different problems, and they need different tactics.

Worth saying plainly
Yuba-Sutter is where I work most, and it is what most of this site is about. But Sacramento is a market I list and sell in as well, and clients there are not a referral I hand off. If your move starts with a house to sell in Sacramento and ends with one to buy up here, both halves are mine — one agent across the whole move, in English or in Spanish, instead of a handover in the middle where the detail gets lost.
The part nobody mentions
Sacramento, Yuba and Sutter are three separate counties, and the drive north crosses two of those lines. That is not a formality. It changes who assesses the property, what the tax bill is built from, and in some places whether the house is on a well and a septic system rather than city services.
The assessor is county-level, so the office that decides your assessed value changes when you cross the line. Sutter County and Yuba County each publish their own. Look the parcel up before you write an offer, not after.
Newer subdivisions can carry bonded assessments on top of the base tax, and they are attached to the parcel rather than to the seller. Plumas Lake is where this comes up most often on this side of the river, and it is worth knowing the number before you fall in love with the house.
Step outside a city limit and the house may be on its own water and its own septic system, with zoning that decides what you are allowed to put on the land. On an acre parcel these three questions matter more than the kitchen.
The other directions people come from
Roseville is its own drive — State Route 65 rather than Highway 99, which reaches Wheatland and Marysville before anything else — so it has a page of its own now. So does Elk Grove, which sits south of Sacramento and is the longest of these moves.
Woodland is a different move — west of the river in Yolo County, its own route, its own assessor — so it has a page of its own rather than a paragraph here.

Questions I get from this exact search
Ask a lender for your number and compare real listings, not averages. What I can tell you honestly is what is on the market right now in each place, which is the table further up this page, straight from the MLS. Anyone quoting you a single “median” for a region this varied is selling you a headline.
Plumas Lake, at the southern end of Yuba County, then Olivehurst and Linda, then Marysville and Yuba City across the Feather River. Map the drive yourself at the hour you would actually make it, because the answer that matters is minutes on your morning, not miles on a map.
You need one who works this market rather than visits it. Antonio has been licensed since 2005 and works Sutter and Yuba counties along with the surrounding area, in English or Spanish. His CalDRE record and his MLS listings are both public, and this site links to them so you can check rather than take its word.
Tell him what you are working with and he will be straight about which parts he handles himself and where you are better off with someone local to the sale. Being told “not me, but here is who” is worth more than being told yes.
No cost, no obligation
Tell Antonio what you are looking for and what you are working with. He will tell you which of these towns actually fits it, including when the honest answer is that you are better off staying where you are.
