Yuba County

Wheatland Real Estate

Wheatland is the corner of this region that does not face Yuba City. It sits at the southern end of Yuba County on Highway 65, which points it toward Lincoln, Roseville and Placer County rather than up the 99 — and it is close to Beale Air Force Base. Those two facts decide who buys here and how, and they are what this page is about.

The market

Small, and pulled in two directions.

These are counts from the same MLS the portals use, read by hand and dated beside them. Wheatland is one of the smaller markets in the region, and it is unusual in who is competing for it: some buyers are looking north from Placer County, some are moving with the base, and some are coming down from Marysville for the lot size. Three different reasons to want the same house is why a town this size can still move quickly.

If you are moving on orders

A PCS is a different kind of purchase.

Most buying advice assumes you can wait for the right house. On a permanent change of station you cannot. You have a report date somebody else chose, you may be house-hunting from another state or another country, and the decision has to be made inside a window rather than when the market obliges. That changes the order of operations rather than the standards.

  1. Start the loan before you start looking. A VA-eligible buyer with the paperwork already moving is in a completely different position from one who begins on arrival. VA and the other loan programs →
  2. Know what a VA appraisal expects. It has condition requirements of its own, and a house that would pass a conventional appraisal can still need work first. Sellers here are usually familiar with it — not always. How this plays out around the base →
  3. Say your dates out loud, early. An agent who knows your report date can tell you which houses are realistic and which are not, instead of showing you a short sale that will not close in time.
  4. Decide about renting versus buying honestly. If the tour is short, buying is not automatically right. Antonio will say so; that answer costs him a commission and it is still the correct one.

Before you write an offer

Four Wheatland specifics I always check.

These come up constantly in Wheatland, and they are the things an agent from outside the area tends to miss.

The 65, not the 99

Which way your commute actually points

Almost every other town on this site is oriented to Highway 99 and to Yuba City. Wheatland is on Highway 65, and for a lot of people who live here the working day happens south, toward Lincoln and Roseville. That is the single biggest thing to test before you commit, and a mileage figure will not tell you. Drive it on a weekday morning, in the direction you would really be going.

Yuba County

Who sets the tax bill, and what it is built from

Yuba County assesses it, the same as Marysville, Linda, Olivehurst and Plumas Lake. The base value is set by what you pay and then rises by a capped amount each year regardless of what the market does around you, so the figure on the listing is not necessarily the figure you will pay. Look the parcel up before making an offer.

Inside or outside the line

City services, or your own well and septic

Wheatland is an incorporated city, so a house inside the limit generally comes with city utilities. The surrounding land is agricultural Yuba County, where the same-looking house can be on its own well and its own septic system. That changes the inspection, the financing and the running cost — and on a purchase with a deadline it changes the timeline too.

A small market

Be ready, and widen the map

There is rarely a long list here. Being financed in advance matters more than it does in Yuba City, and it is worth searching Wheatland alongside Plumas Lake to the north, which is the closest comparable in the same county. The approach that works in a thin market is the same one that works in Biggs, and it is written out there.

Questions about this town

What people ask about Wheatland.

Is Wheatland a good option for Beale families?

It is one of the towns people posted to Beale look at, along with Linda, Olivehurst and Marysville. Which one suits you depends on your report date, your loan and how much land you want. Say your dates early and the shortlist gets a lot shorter, in a useful way.

Do people here commute to Roseville and Sacramento?

Many do, and Highway 65 is the reason Wheatland exists as an option for them at all. Drive it on a weekday morning before you decide anything. It is the one test that changes people's minds.

Does Antonio work with VA buyers?

Regularly. Proximity to Beale means VA financing is a normal part of transactions across this part of Yuba County, and the appraisal has condition requirements a seller needs to be ready for. He is an agent rather than a lender, so start the loan with a lender and bring him in alongside it.

There is not much for sale. Is it worth looking?

Yes, if you get financed first and search it alongside Plumas Lake. In a market this size preparation beats patience, because the window on a given house is short.

Can you help in Spanish?

Yes. Antonio and his daughter Ana both work in English and Spanish, and the contracts and disclosures get walked through in whichever language you actually want to make the decision in.

The rest of the region

Compare it with the towns around it.

Every town here prices differently, and they do not all face the same direction. Here are the guides, each with its dated MLS count. Coming up from Sacramento? Start here →

No cost, no obligation

Moving on a deadline, or just looking south?

Tell Antonio your dates and what you are working with. If Wheatland fits, he will say so. If Plumas Lake or Linda fits better, he will say that instead — including when the honest answer is to rent for this tour.

Property tax

What you will actually pay in property tax

The part of the monthly number people guess at.

How property tax works here
The 1% baseProposition 13 caps the general property tax at 1% of assessed value. That part is the same in Wheatland as everywhere else in California.
Assessed value is not market valueIt is set by what you paid, then rises by no more than 2% a year, regardless of what the house is worth later. A neighbor who bought in 1998 pays on a 1998 number.
What sits on top of the 1%Voter-approved bonds and direct assessments, schools, fire, lighting, landscaping. This is why two houses on the same street can carry different bills, and why a single figure for Wheatland would mislead you.
The bill nobody budgets forBuying triggers a reassessment to market value, and a separate supplemental tax bill arrives for the difference, prorated. It comes after closing, it is not in your escrow figures, and it surprises almost every first-time buyer.

Antonio does not quote a tax rate from memory, and neither should anyone else. Get the real figure for the exact parcel before you write an offer: Yuba County Assessor publishes it by parcel number. If you want, he will pull it with you.
