How much do I need for a down payment?

It depends on the loan. VA and USDA rural loans can allow zero down for qualified buyers; FHA is commonly around 3.5%; conventional often starts near 3–5%. California and local down-payment assistance programs may also apply.

Do I need pre-approval before touring homes?

Practically, yes. Pre-approval tells you your real budget and makes your offer credible to sellers. Antonio can refer you to local lenders and review the numbers with you first.

What's different about buying land or acreage?

Land involves wells, septic, zoning, easements, soil and legal access — plus different financing, since raw land often needs a land loan rather than a standard mortgage. Due diligence matters far more than with a typical house.

How long does buying take?

Once an offer is accepted, a financed purchase typically closes in about 30–45 days. Finding the right home is usually the longer part of the process.

What does it cost to sell?

Typically the agreed brokerage commission, escrow and title fees, county transfer tax, any negotiated repairs or credits, and prorated property taxes. You'll get a written net-proceeds estimate before you list. Commissions are not set by law and are negotiable.

Should I fix things before listing?

Some repairs return more than they cost and many don't. Antonio walks the property with you and identifies the short list likely to affect price or appraisal — including which ones to skip.
