What does it cost to sell?

Typically the agreed brokerage commission, escrow and title fees, county transfer tax, any negotiated repairs or buyer credits, and prorated property taxes. I provide a written net-proceeds estimate before you list.

Should I make repairs before listing?

Some repairs return more than they cost; many don't. We walk the property together and I'll point out the small number of items likely to affect price or appraisal — and tell you honestly which ones to skip.

How long will it take to sell?

It depends on price, condition and current inventory. Once an offer is accepted, a financed sale typically closes in about 30–45 days. I'll review current local days-on-market with you when we set the price.
